Which home sales does Mecklenburg County use to set values?

Updated Oct 26, 2026

Mass appraisal starts with sales. The county studies what homes actually sold for and builds a model that values every other property from them. But many recorded sales don't reflect the open market: a parent deeding a house to a child, a foreclosure auction, a builder selling ten lots at once. Mecklenburg screens those out.

How the county screens sales

Under the 2027 Schedule of Values, county appraisers check each sale. Was it arm's-length? Was the data correct? Did all ownership rights transfer? Was personal property included? Questionnaires help with the checking. A sale judged not to reflect the market gets a sales-validity code in the county's records, and coded sales are set aside.

The numbers, from the county's own records

Of the 46,993 sales with a price recorded in Mecklenburg since Jan 1, 2025, 28,489 (61%) carry no disqualification code. The rest were coded, most often for these reasons:

What this means for your appeal

Every property page on this site lists recent sales in its county neighborhood that carry no disqualification code, with the county's record for each home. Look up your address, and judge for yourself which homes are truly like yours.

Questions

Does a foreclosure sale near me lower my value?
Usually not directly. The county flags foreclosures, forced sales, sales between relatives and similar transactions as not arm's-length, and keeps them out of the sales it uses to judge market value.
Which sales matter for the 2027 values?
Values are set as of January 1, 2027, so sales leading up to that date are the most relevant evidence. A sale long after that date says little about the January 2027 market.
