Mecklenburg County's 2027 revaluation: what's happening and when

Updated Oct 26, 2026

Mecklenburg County revalues every property every four years. State law only requires every eight. The next revaluation sets a new assessed value for each of the county's roughly 430,000 parcels as of January 1, 2027, and those values take effect for the 2027 tax year.

What we know so far

Preliminary median changeAbout +15% for homes and +30% for commercial property, from the county's initial review of 428,506 parcels. The county calls these preliminary, and review continues through 2026.

Notices of value"Early 2027". No date announced yet. In 2023, notices were posted and mailed on March 17.
Appeal deadlinesNot announced. Informal review must be requested within 30 days of the date on your notice, and the formal appeal deadline will be printed on it. See how to appeal.
Tax ratesSet by the county and towns in spring 2027. Bills go out in summer.
A median is not your number. Some neighborhoods will rise far more than 15% and some less. What matters is whether your new value is higher than what your home would have sold for on January 1, 2027, and whether the county's record of your home is right.

Why 2027 is smaller than 2023

The 2023 revaluation caught four years of pandemic-era price growth. Reported increases were around +59% median for homes. More than 23,000 owners asked for informal review and nearly 7,000 filed formal appeals. In 2027 the county expects a much smaller median increase, but in a market that has flattened, a value set from rising 2025–2026 sales can still overshoot.

What to do now, before notices arrive

  1. Check the county's record of your home. Heated square feet, bedrooms, bathrooms, quality grade, year built. Values are built on these. Look up your address.
  2. Fix factual errors now. The county is asking owners to submit corrections during its 2026 review. See how to fix your record.
  3. Keep evidence. If you bought recently, keep your closing statement and appraisal. If your home needs major repairs, photograph them and get dated repair estimates. Condition is hard for a mass-appraisal model to see.
  4. Watch sales near you. Sales of homes like yours before January 1, 2027 are the evidence an appeal turns on. See which sales the county uses.

You can't appeal yet

The county is clear that in a revaluation year, appeals can't be filed until notices of value are mailed. Once your notice arrives, the clock starts. Get an email the day values are released.

Questions

When will Mecklenburg mail 2027 property values?
The county says notices will go out in early 2027 and hasn't announced a date. In 2023, notices were posted and mailed on March 17.
How much are Mecklenburg property values going up in 2027?
The county's preliminary review put the median increase at about 15% for homes and about 30% for commercial property. Those figures are preliminary, and your own property can move more or less than the median.
Does a higher value mean a higher tax bill?
Not necessarily. After a revaluation, the county and towns set new tax rates in the spring. Your bill depends on the new rate as well as your new value.
Can I appeal now?
No. In a revaluation year, appeals can't be filed until the notices of value are mailed. What you can do now is check the county's record of your home and ask for factual errors to be corrected.
